Portfolio, debt and liquidity
- Loan portfolio: 191 loans with $24.6 billion principal balance and $24.1 billion net book value, down from 203 loans and $25.2 billion principal at year-end 2022. Q2 fundings were $442.9 million; repayments and sales were $1.5 billion.
- Weighted-average loan cash coupon and all-in yield were spreads of 3.43% and 3.77%, respectively. Substantially all loans and related financings were floating rate. Secured credit facility all-in cost was a 1.89% spread, versus collateral yield of 3.68%, a 1.79% spread margin.
- CECL reserve on funded loans increased to $363.9 million from $326.1 million at year-end; the total reserve including unfunded commitments was $380.1 million. Seven loans, with $1.1 billion aggregate amortized cost, had $214.4 million in asset-specific reserves.
- Reported capitalization included $4.5 billion equity, $2.8 billion corporate debt and $17.0 billion asset-level financing. Debt-to-equity was 3.7x and total leverage 4.3x; adjusted measures excluding CECL reserves were 3.4x and 3.9x. These leverage ratios improved from 3.8x and 4.4x at year-end 2022.
- Net unfunded loan commitments were $1.2 billion after $1.8 billion of committed or identified financing. The filing estimates $3.0 billion total contractual unfunded commitments, with a weighted-average future funding period of 2.8 years.
- Six-month investing cash flow was positive $738.7 million, primarily reflecting loan collections and sales proceeds; financing cash flow was negative $788.5 million. The company paid $213.3 million in common dividends and repaid $220 million of convertible notes at maturity.
Material changes, outlook and risks
- Higher floating-rate indices drove increased income, but also sharply increased interest expense. For the six months, net loan and investment income rose $70.7 million year over year; management cited higher indices and a larger average loan balance, partly offset by increased financing balances.
- Credit costs rose: the Q2 funded-loan CECL provision was $27.8 million, versus $13.0 million in Q2 2022. One additional loan was impaired during Q2; income accrual was suspended on that loan. Three office-loan modifications were disclosed, including payment-in-kind provisions and maturity or rate changes. The filing says borrowers were current on contractual payments at quarter-end.
- Office loans represented 35% of portfolio net loan exposure; multifamily was 26% and hospitality 19%. Risk-rating 5 loans totaled $1.086 billion of net book value across seven loans. The weighted-average portfolio risk rating remained 2.9.
- Management cited inflation, rising rates, slowing growth, market volatility and reduced credit availability as risks. Rising rates can support BXMT’s net income, all else equal, but may weaken borrower cash flows and collateral performance. A modeled 100-basis-point rate increase was estimated to increase next-12-month net interest income, net of incentive fees, by $33.7 million, assuming unchanged credit spreads, portfolio and performance.
- No specific forward earnings guidance is provided. Management reported collecting all contractual interest due in Q2, with virtually no interest deferrals, while cautioning that some principal may not be fully recovered. Secured-debt covenants were met at quarter-end. No material legal proceedings or material changes to previously disclosed risk factors were reported; disclosure controls were deemed effective.
Investor verification priorities
- Track performance, collateral values and recoveries for the seven impaired loans and the adequacy of the $214.4 million specific reserve.
- Assess the concentration and impairment sensitivity of office exposure, including the modified office loans.
- Compare dividend coverage with GAAP earnings, Distributable Earnings and taxable income; the quarterly $0.62 dividend was above both reported per-share earnings measures.
- Monitor funding and refinancing capacity, including the $1.2 billion net unfunded commitments and scheduled debt maturities, especially 2024 and 2026.
- Review the assumptions behind CECL estimates and the rate-sensitivity scenario; actual borrower performance and market conditions may differ materially.
