Year-end notes payable were $2.48 billion, down from $2.72 billion. Camden reported $237.4 million in cash and cash equivalents, $100.0 million in short-term investments, and no balance drawn on its $600 million credit facility; approximately $587.3 million remained available after letters of credit. Debt was 91.7% fixed-rate, with a 4.9-year weighted average maturity. Interest coverage was 5.5 times. Credit ratings were A3, A- and BBB+, each with stable outlook.

Average occupancy across operating properties was approximately 95% in 2016 versus 96% in 2015. Average monthly rent per home rose to $1,405 from $1,342. Same-store revenue increased 3.9%, while same-store NOI increased 4.8%; same-store expense growth, including real estate taxes and costs of the bulk-internet rebilling program, partly offset revenue gains.

Material changes versus the prior comparable period

  • Net income attributable to common shareholders rose to $819.8 million, but included a $375.2 million after-tax gain on the April 2016 sale of Las Vegas operations and approximately $295.4 million of gains on sales of operating properties and land. The Las Vegas portfolio sale covered 15 communities with 4,918 homes, a retail center and land, for approximately $630 million.
  • Camden also sold seven other operating properties with 3,184 homes for approximately $523.4 million. The transactions contributed to a smaller year-end portfolio: operating communities declined to 152 from 172, and operating homes to 52,793 from 59,792.
  • Recurring indicators were more moderate: diluted FFO increased 2.6%, while same-store revenue growth slowed to 3.9% from 5.1% in 2015. Average same-store rental rates increased 3.2%, compared with 4.1% in 2015.
  • Notes payable declined by approximately $244 million, and year-end liquidity strengthened materially, reflecting asset-sale proceeds and repayment of short-term borrowings. Distributions declared were $3.00 per share for the year plus a $4.25 special dividend funded by disposition gains.

Outlook, commentary, risks and unusual items

  • Management expected U.S. economic and employment growth to continue in 2017 and new multifamily supply to remain manageable, while cautioning that weaker economic conditions could harm rents, occupancy and results. No specific earnings or FFO guidance is provided in the filing text.
  • Management estimated approximately $240.6 million remained to complete seven projects under construction, with $150–$170 million expected to be spent in 2017. It also expected $20–$30 million for new development starts, $24–$28 million for redevelopment and $60–$64 million for recurring capital expenditures in 2017.
  • Management described 2017 debt payments of approximately $276 million as manageable and said it believed liquidity was sufficient for debt service, development, capital needs and required REIT distributions. The board maintained the quarterly dividend at $0.75 per share; the indicated 2017 annualized rate was $3.00, subject to board discretion.
  • Key risks include short lease terms and exposure to falling rents, local apartment oversupply and competition, rising interest rates, refinancing and credit-market conditions, development cost and lease-up risks, joint-venture constraints, land-value impairments, severe weather, cybersecurity incidents and continued REIT qualification. Camden cited possible impairment charges if market conditions or development assumptions weaken.
  • Camden reported no legal proceedings under Item 3; it also disclosed ordinary-course claims and stated management did not expect their resolution to have a material adverse effect. The independent auditor gave an unqualified opinion on the financial statements and internal controls; management concluded internal controls were effective.

Most important facts for investors to verify

  • Separate recurring operating performance from disposition-driven GAAP earnings: verify sale gains, discontinued operations and the resulting effect on EPS and reported net income.
  • Track same-store rent growth, occupancy, NOI and expense trends, particularly real-estate taxes and apartment supply in Camden’s markets.
  • Review the $276 million of 2017 debt payments, later maturities, interest-rate exposure and access to the revolving facility and capital markets.
  • Monitor construction budgets, remaining project costs, lease-up pace and expected stabilization dates against management’s estimates.
  • Assess whether the $3.00 annualized regular dividend remains supported by operating cash flow and capital requirements; distinguish it from the one-time $4.25 special dividend.
