Homebuilding revenue was $2,286.2 million, up 7%. Settlements increased 10% to 5,089 homes, while average settlement price declined 2% to $449,200. Net new orders rose 3% to 6,049, with average order price up 3% to $454,300. Backlog at quarter-end was 11,189 homes, up 7%, valued at $5,218.6 million, up 9%. The cancellation rate improved to 13.1% from 13.9%.

Mortgage banking income before tax was $29.0 million, versus $28.1 million. Loan closing volume increased 11% to $1,378.0 million, and the capture rate rose to 86% from 83%. Mortgage banking fees were $47.3 million, compared with $46.9 million.

The effective tax rate declined to 16.2% from 20.6%, mainly because tax benefits from stock-option exercises increased to $43.8 million from $23.2 million. This reduced tax rate boosted earnings and may vary in future quarters.

Cash, restricted cash and cash equivalents totaled $2,924.8 million at March 31, 2024, down $290.7 million from year-end. Operating cash flow was lower largely due to a $166.9 million inventory increase and cash use from mortgage loan activity. Investing activities used $6.7 million. Financing activities used $430.4 million, including $496.9 million for repurchases, partly offset by $67.0 million in option-exercise proceeds.

Debt included $900 million principal amount of 3.00% senior notes due May 2030, carried at $912.6 million. NVR had no borrowings under its $300 million unsecured revolving facility or NVR Mortgage Finance’s $150 million mortgage repurchase facility; approximately $15.7 million of credit-facility capacity was used for letters of credit. The mortgage facility expires July 17, 2024. Total shareholders’ equity was $4,344.4 million.

Material changes and operating developments

  • Homebuilding revenue growth reflected higher settlement volume, while the lower average settlement price partly offset the increase. Overall gross margin was nearly flat year over year.
  • Regional performance diverged: Mid Atlantic and North East segment profit increased 19% and 46%, respectively; Mid East profit rose 18%. South East profit fell 27%, with margin declining to 24.5% from 27.7%, primarily due to higher lot and closing costs and lower average settlement prices.
  • NVR repurchased 66,858 shares for $496.9 million at an average $7,432.72 per share. About $928.9 million remained under board-approved authorizations at quarter-end.
  • Contract land deposits, net of impairment reserves, were $609.4 million on the balance sheet. NVR controlled approximately 135,800 lots through third-party lot purchase agreements and approximately 143,200 lots in total, including joint ventures and land under development. Reported exposure including contingent letters of credit was $619.4 million.

Outlook, risks and contingencies

Management said new-home demand remained solid despite affordability pressure from high mortgage rates and home prices. Limited resale-home supply supported demand, but affordability, inflation, interest-rate volatility and the possibility of an economic slowdown could weigh on future demand. Management also cited building-material, labor and land-cost pressures that could affect margins. It described NVR’s balance sheet strength and disciplined lot strategy as positioning the company to respond to market volatility. The filing provides no quantitative full-year earnings or revenue guidance.

Management expects substantially all quarter-end backlog, except homes subsequently cancelled, to settle within the next twelve months. The company cautioned that cancellations and settlement timing depend on financing, production and subcontractor capacity, material availability, and other factors. NVR expects its cash, operating cash generation and available facilities to meet its short- and long-term requirements. Material obligations include approximately $379 million of potential LPA deposit payments, subject to developer milestones and NVR exercising its purchase options, and approximately $172.1 million of future senior-note interest, including $27 million due within twelve months.

Risks identified include economic and regional conditions, interest rates and customer financing, mortgage-loan secondary-market access, competition, land and material availability and cost, labor shortages, weather, regulation, and other market factors. NVR reported ordinary-course litigation that management does not expect to have a material adverse effect. Warranty reserves were $143.1 million at quarter-end. No material changes to previously disclosed risk factors or market risks were reported.

Key facts investors should verify

  • Whether order and backlog growth convert into settlements, and whether cancellation rates remain near the reported 13.1%.
  • Whether homebuilding margins withstand land, labor and material costs, particularly in the South East region.
  • How much of the lower tax rate reflects variable stock-option tax benefits rather than recurring operating performance.
  • Cash generation and liquidity after substantial repurchases, inventory investment and potential LPA deposit commitments; also monitor the July 2024 mortgage facility expiration.
  • Lot-deposit impairment exposure, including the lots associated with existing reserves, and progress on raw-land approvals and development commitments.
