Here's Why Investors Should Retain Vornado Stock in Their Portfolio Now

Vornado Realty Trust’s VNO premium Manhattan portfolio, improving office occupancy and strong leasing demand support rental growth prospects. Its strategic investments in Park Avenue Plaza and 350 Park Avenue, along with adequate liquidity, strengthen its long-term outlook.

However, its heavy reliance on the New York market, intense competition, substantial debt obligations and high interest expenses remain key challenges to earnings growth.

What’s Supporting VNO?

Vornado owns high-quality assets and remains focused on strengthening its presence in the New York City office market. Its portfolio also includes 555 California Street in San Francisco and THE MART in Chicago. The company is enhancing its Manhattan portfolio through the acquisition of Park Avenue Plaza, the redevelopment of 623 Fifth Avenue and the planned 350 Park Avenue development.

Demand for amenity-rich, transit-oriented Manhattan office space continues to support rental growth. In the second quarter of 2026, Vornado leased 348,000 square feet of New York office space at an average starting rent of $107.24 per square foot, with mark-to-market increases of 7.7% on a GAAP basis and 5% on a cash basis. New York office occupancy rose to 92.2% as of June 30, 2026, from 84.4% in the first quarter of 2025. Management said more than 2.2 million square feet of New York office leases were in negotiation or the proposal stage and expects occupancy to exceed 93% by year-end.

Vornado continues to concentrate capital in premier Manhattan assets while recycling noncore properties. In August, following the second quarter of 2026, the company formally agreed to acquire a 36% interest in the 350 Park Avenue joint venture. The $6.2 billion development is expected to be supported by a $3.3 billion construction loan, while Vornado anticipates about $400 million of additional capital contributions over the development period. Earlier, in June 2026, Vornado completed the acquisition of a 49% interest in Park Avenue Plaza at a gross valuation of $1.1 billion. The 1.2-million-square-foot building carries a 2.99% fixed-rate mortgage maturing in November 2031 and contributed $1.8 million to second-quarter adjusted FFO.

Vornado continues to address debt maturities while maintaining liquidity for leasing and development activities. As of June 30, 2026, liquidity stood at about $2 billion. During the first half of 2026, the company repaid $400 million of senior notes at maturity, refinanced One Park Avenue and 7 West 34th Street, and extended or refinanced other property-level debt. It also issued $500 million of 5.75% senior unsecured notes due 2033 and refinanced its unsecured term loan and revolving facilities. Management is also pursuing sales of two nonessential assets, which it expects would increase liquidity.

What Is Hurting VNO?

Vornado’s earnings remain heavily concentrated in New York City, making results more sensitive to local office demand, economic conditions and policy changes. New York generated the large majority of Vornado’s NOI in the first half of 2026, while management continues to position the company as Manhattan-centric. The concentration provides upside when premium Manhattan leasing is favorable, but a reversal in local tenant demand or market liquidity could have a disproportionate effect on operating performance and asset values.

Vornado faces competition from other office property owners and developers, including SL Green Realty SLG and BXP, Inc. BXP, as well as from other sublease space. Although Manhattan’s Class A office market continues to favor premium properties, competition from SLG, BXP and other players could still pressure rental rates, increase tenant concessions and affect occupancy outside the company’s best assets. Sustaining favorable terms depends on continued tenant demand and limited new supply.

Vornado continues to carry substantial debt and remains sensitive to financing costs. Interest and debt expense was $89.6 million in the second quarter of 2026, while higher interest expense reduced adjusted FFO by $10.2 million year over year. The planned 350 Park Avenue joint venture also requires about $400 million of additional Vornado capital contributions over the development period, adding to future funding needs.
