Investment-related revenue increased to $5.1 million from $3.3 million. Operating expenses declined 4.3% to $47.7 million. Personnel expense decreased to $18.6 million from $20.8 million, primarily due to reduced staffing; commissions increased to $19.9 million from $19.3 million. Material changes, outlook and risks
The title insurance segment moved from a $2.0 million pretax loss in Q1 2023 to $2.8 million pretax income in Q1 2024. Exchange Services pretax income declined to $2.2 million from $3.3 million. Management cited higher title activity in some key markets and lower personnel and other overhead costs as factors supporting results.
The filing provides no company-specific earnings or revenue guidance. Management describes results as dependent on cyclical and seasonal real estate activity, mortgage rates, economic conditions and investment markets. The cited Mortgage Bankers Association forecast projected 2024 increases in purchase and refinance originations, but management cautioned that projections and their potential effects are subject to material change. Risks include interest-rate and real-estate-market changes, inflation, geopolitical events, claims adequacy, fraud, cybersecurity, investment losses, regulation, competition and reliance on several key states.
The claims reserve was $37.3 million, including $34.1 million for incurred-but-not-reported claims. Management considers the reserve adequate, but estimates may change materially as claims experience and other information develop. Fixed-maturity unrealized losses were $0.2 million; management attributed them to noncredit market factors and stated it did not expect to need to sell the securities before recovery. The company recorded $53,000 of fixed-maturity impairment charges.
Like-kind exchange deposits and reverse-exchange property held for customers totaled approximately $220.6 million and are excluded from the balance sheet; the company remains contingently responsible for their disposition and related obligations. Management said pending legal proceedings and regulatory inquiries were not expected to have a material effect. No material subsequent events were reported. Disclosure controls were judged effective as of March 31, 2024, and the filing reported no material change in risk factors from the 2023 Form 10-K.
