Q2 revenue rose 8.0%; rental income increased 8.3%. Property operating income increased 9.2% to $128.2 million. Revenue growth reflected openings at Assembly Row and Pike & Rose, acquisitions, redevelopment lease-up, and same-center gains. Same-center rental growth also benefited from higher rates and occupancy. Comparable-space leases signed in Q2 had average rent increases of 15% on a cash basis and 25% on a straight-line basis.

Reported Q2 continuing-operations income fell 24.8%, primarily because of a $19.1 million early-extinguishment charge on the redemption of 6.20% senior notes. The Houston Street property sale contributed an $11.5 million gain; excluding the sale gain, Q2 diluted EPS was $0.46 versus $0.64 a year earlier. The filing reports no company-defined operating margin; the operating margin above is calculated as operating income divided by total revenue.

Cash flow, debt and liquidity

  • For the first six months, operating cash flow was $173.6 million, versus $172.1 million a year earlier. Investing activities used $216.4 million; financing activities provided $16.9 million. Cash declined $25.8 million to $22.2 million.

Most important facts to verify

  • Confirm the intended period: the source filing is for the quarter ended June 30, 2015, not 2014.
  • Review the effect of the $19.1 million debt-extinguishment charge and the $11.5 million property-sale gain when assessing recurring earnings; compare reported FFO with the adjusted FFO measure.
  • Check funding and progress against the stated costs and stabilization targets for Assembly Row, Pike & Rose and Santana Row.
  • Assess the post-quarter $147 million mortgage repayment, remaining liquidity, and the funding needed for acquisitions and development.
  • Monitor occupancy, rent growth, tenant credit, lease commencement, and whether signed leasing spreads translate into collected rental income.
