Same-store revenue was nearly flat (+0.1%); operating costs increased 4.8%. Average same-store occupancy declined 0.8 percentage points to 92.1%, while realized rent per occupied square foot rose 0.8% to $22.53.
- Cash flow: Operating cash flow was $665.6 million, down from $696.9 million. Investing activities used $186.6 million and financing activities used $577.2 million, including distributions. Cash and equivalents were $271.6 million at quarter-end, down from $370.0 million at year-end.

Debt-to-total-assets was approximately 17%, and the company reported compliance with debt covenants.
- Distributions: Common shareholders and participating award holders received $3.00 per share/unit for the quarter. Preferred distributions were $48.7 million.
Material changes versus Q1 2023
- Common diluted EPS declined $0.05. Higher depreciation and amortization (+$63.6 million) and interest expense (+$31.7 million) more than offset higher self-storage NOI. A $64.4 million year-over-year swing in foreign-exchange results and increased non-same-store NOI partly mitigated the decline.
- Interest expense rose to $67.8 million from $36.1 million, reflecting debt issued in 2023 and higher rates on variable-rate debt. Depreciation and amortization rose 28.7%, principally reflecting acquired facilities and acquired intangible assets.
- Same-store costs grew faster than revenue, driven particularly by property taxes (+7.4%) and marketing (+40.4%). New-customer move-in contract rent per square foot declined 16.3% year over year.
- Growth outside the same-store portfolio contributed: NOI from acquired and newly developed/expanded facilities increased materially, including the impact of the 2023 acquisitions and facility fill-up.
Outlook, commentary and risks
- Management expects same-store revenue in 2024 to be similar to 2023, with new-customer demand expected to stabilize during the year and operating trends expected to stabilize in the second half. The company plans to use marketing and promotional discounts and lower move-in rates to support leasing.
- Management expects same-store property-tax expense to grow approximately 5% in 2024. It expects approximately $450 million of retained operating cash flow for 2024.
- Planned 2024 spending includes approximately $180 million for maintenance capital expenditures, $150 million for the Property of Tomorrow program, and $120 million for solar installations. The filing reports $13 million of solar spending in Q1; the overview separately cites an expected $100 million for 2024, while the capital-expenditure discussion cites $120 million.
- Remaining costs for the development and expansion pipeline were approximately $393.7 million, expected primarily over 18–24 months. Contracted construction commitments were $143.4 million at quarter-end. Development yields, permitting, acquisition opportunities and financing costs remain subject to market conditions and other constraints.
- After quarter-end, the company issued €150 million of notes at 4.080%, issued $1.0 billion of notes (including $700 million floating-rate notes), and repaid €100 million and $700 million of maturing notes. It also acquired or contracted to acquire four facilities for $34.6 million.
- Risks highlighted include weaker storage demand, macroeconomic and housing-market conditions, new competing supply, inflation and higher interest rates, property taxes, foreign-exchange fluctuations, natural disasters, insurance exposure and cybersecurity or technology failures. The company said there were no material changes to the risk factors in its 2023 Form 10-K; it considers material losses from current legal proceedings remote.
