Is Realty Income Underperforming the Nasdaq?

Realty Income Corporation (O), based in Maryland, is a real estate investment trust (REIT) that owns diversified commercial properties leased under long-term net lease agreements. With a market capitalization of about $58 billion, the company generates rental income that supports dependable monthly dividends, making income generation a core focus of its business model.

Companies valued between $10 billion and $200 billion are generally classified as “large-cap stocks,” and Realty Income comfortably fits this category. Its substantial market capitalization reflects its size, influence, and established position within the retail REIT industry. Realty Income’s edge comes from the scale and stability of its property portfolio. With more than 15,500 properties across multiple countries and industries, its focus on essential, non-discretionary retail and investment-grade tenants supports reliable rental income. AI-driven analytics and decades of dividend increases further strengthen its financial resilience.

Despite these strengths, O has slipped 10.2% from its 52-week high of $67.93, reached on February 27, 2026. Over the past three months, O shares have climbed 1.7%, slightly trailing the Nasdaq Composite ($NASX), which has gained 1.9% over the same period.

Shares of O have gained 8.3% YTD and 3.3% over the past 52 weeks, significantly underperforming the Nasdaq Composite’s 13.7% YTD gain and 21.2% return over the same period.

O has traded below both its 50-day and 200-day moving averages since late August, indicating recent downward momentum.

On August 5, Realty Income released its Q2 2026 results, reporting revenue of $1.55 billion, up 9.7% year over year. Its adjusted funds from operations (AFFO) per share rose 3.8% to $1.09, in line with analysts’ expectations. The company also invested approximately $2.6 billion during the quarter at a 7.3% weighted-average initial cash yield, achieved a rent recapture rate of 102.7%, and raised its full-year AFFO per share guidance to $4.44 to $4.45. Despite the solid operational performance and raised outlook, O shares declined marginally in the following trading session.

Simon Property Group, Inc. (SPG), one of O’s key competitors in the retail REIT space, has delivered stronger stock performance, gaining 14.5% YTD and 16.1% over the past 52 weeks.

Wall Street analysts remain somewhat bullish on O’s prospects. The stock carries a consensus “Moderate Buy” rating from the 24 analysts covering it. The mean price target of $67.69 implies 10.9% upside from its current price.
