Public Storage’s Q3 2026 Earnings: What to Expect

Glendale, California-based Public Storage (PSA) is a leading real estate investment trust (REIT) and one of the largest owners and operators of self-storage facilities in the United States. Valued at $54.3 billion by market cap, the company provides storage units for personal and business use, typically through month-to-month leases, and also generates revenue from tenant insurance, merchandise sales, third-party facility management, and lending to self-storage operators. The self-storage giant is expected to announce its fiscal 2026 Q3 earnings on Monday, Oct. 26, after the market closes.

As the earnings release approaches, analysts expect PSA to report an FFO of $4.27 per share on a diluted basis, down marginally from $4.31 per share in the year-ago quarter. The company has consistently surpassed Wall Street’s FFO estimates in three of its last four quarterly reports, but missed the last quarter.

On Sept. 9, Public Storage announced the pricing of a C$400 million offering of fixed-rate senior notes due 2033, carrying an annual interest rate of 4.54%. The company’s first debt offering in the Canadian market follows its acquisition of Public Storage Canada and provides an additional source of financing as it expands its presence in the country. The proceeds will help replenish cash used to fund the acquisition while supporting broader corporate needs, including investments in self-storage facilities, property development, debt repayment, and other strategic opportunities.

Analysts’ consensus opinion on PSA stock is reasonably bullish, with a “Moderate Buy” rating overall. Of the 22 analysts covering the stock, six rate it a “Strong Buy,” and 16 rate it a “Hold.” PSA’s average analyst price target is $327.39, indicating a potential upside of 5.6% from the current levels.
