Performance and material changes
- Rental and other property revenue rose 7.4% to $161.1 million. Same-store effective monthly rent per unit increased 10.8% to $1,530, while average occupancy declined to 93.1% from 95.3%.
- Same-store property operating expenses increased 6.4%, with repairs and maintenance up 37.6%. Same-store NOI nevertheless grew 8.2%.
- GAAP net income fell sharply year over year, principally because Q1 2022 included $94.7 million of gains on sales of four properties, versus a $1.0 million gain on one property in Q1 2023. Q1 2023 also included $3.2 million of restructuring costs. Depreciation and amortization decreased $24.6 million, mainly because acquired merger-related intangible assets were fully amortized.
- Interest expense rose 7.8% to $22.1 million, primarily reflecting higher rates on variable-rate borrowings. The reported weighted-average effective debt rate for Q1 was 4.1%, after swaps and collars.
Cash, debt and liquidity
- Operating cash flow was $46.9 million. Investing activities used $19.5 million, including $29.0 million of capital expenditures, $12.7 million for development and $13.4 million invested in unconsolidated entities, partly offset by $35.6 million of property-sale proceeds. Financing activities used $36.6 million, including $32.5 million of distributions to common stockholders and noncontrolling interests.
- Debt principal totaled $2.586 billion; the carrying amount was $2.629 billion after unamortized discounts and premiums and financing costs. Weighted-average contractual rate was 4.5% and weighted-average maturity was 4.8 years. The $500 million unsecured revolver had $185.5 million outstanding.
- Debt included floating-rate revolver and term-loan balances and floating/fixed secured facilities; mortgages were fixed-rate. IRT reported compliance with all debt covenants. It stated that cash, financing arrangements and operating cash flows should meet liquidity needs for the next 12 months and foreseeable future.
Outlook, commentary and risks
- No specific earnings, rent-growth or other quantitative guidance was provided in the supplied filing text.
- Management’s strategy emphasizes operating and renovating existing communities, selective acquisitions and capital recycling. IRT sold one Indianapolis community for $37.3 million and used the proceeds to reduce debt. It completed renovations on 635 units during the quarter; its reported return on cost for completed value-add renovations since 2018 was 19.1%.
- IRT invested in ongoing joint-venture developments; the 199-unit Crockett development was completed during the quarter, and IRT has a one-year period from delivery to exercise its purchase option. Development and property investment outcomes remain subject to execution and market conditions.
- On March 16, IRT entered a $200 million interest-rate swap at a 3.39% strike rate, maturing in 2030. Changes in interest rates remain relevant given variable-rate debt, notwithstanding hedges.
- IRT recorded $3.2 million of severance and related restructuring costs after reorganizing certain departments. It also recognized employee-retention-credit reimbursements in the quarter.
- IRT is a defendant in consolidated putative class actions alleging multifamily rental-price collusion involving property owners and managers. It denies wrongdoing and says it will vigorously defend the action. Management does not expect ordinary-course legal matters to have a material adverse effect, but litigation outcomes are uncertain.
Important facts for investors to verify
- Whether rent growth can persist while occupancy remains below the prior-year level, and whether operating-cost increases—particularly repairs and maintenance—moderate.
- Exposure to floating interest rates, hedge coverage and upcoming debt maturities; the filing lists $540.6 million of scheduled maturities in 2026.
- Capital spending, development commitments and the timing and economics of any exercise of the Crockett purchase option.
- Potential developments in the rental-price litigation and any resulting financial or operational consequences.
- How recurring operating performance compares with GAAP results: FFO and Core FFO are non-GAAP measures and are not substitutes for net income or cash available for distributions.
