PMT reported no consolidated revenue or operating-margin measure in the supplied filing text; net investment income is the principal income measure presented. Net investment income was more than fully composed of identified non-cash items: $262.5 million, or 354% of net investment income, versus $57.0 million, or 63%, in the prior-year quarter. Treat reported earnings with this non-cash contribution in mind.
Cash used in operating activities was $342.4 million, compared with $1.28 billion in Q1 2023. Investing activities provided $770.8 million, while financing activities used $582.9 million; cash declined by $154.5 million during the quarter. The filing attributes the investing cash inflow and financing outflow primarily to net MBS sales and related repayment of financing.
Debt totaled approximately $9.97 billion: $5.12 billion under repurchase agreements, $2.88 billion of notes secured by CRT and servicing assets, $1.31 billion of asset-backed VIE financings, and $601.4 million of unsecured senior notes, among other items. Management reported a 5.1:1 total debt-to-equity ratio and 4.4:1 excluding non-recourse debt. Repurchase-agreement borrowing capacity was $5.93 billion, including $851.1 million committed and $5.08 billion uncommitted. PMT said it complied with debt covenants at March 31, 2024.
For Agency seller/servicer requirements, reported net worth was $840.0 million versus $585.2 million required; tangible net worth-to-assets was 14% versus 6% required; and liquidity was $526.8 million versus $213.1 million required.
Material changes versus the prior-year quarter
- Net income declined $13.1 million, and basic EPS fell from $0.56 to $0.43. Management cited weaker MBS results and a smaller income-tax benefit, partly offset by improved MSR fair-value performance.
- MBS produced a $38.2 million valuation loss, versus a $78.2 million gain in Q1 2023, as market interest rates rose. Net gains on investments and financings fell to $39.8 million from $125.8 million.
- Net loan servicing fees improved to $45.7 million from a loss of $23.7 million. MSR fair-value changes were a $28.2 million loss and MSR hedging results were an $89.8 million loss; management said higher rates supported MSR valuation inputs but also drove hedge losses.
- Correspondent production income rose to $16.5 million from $14.2 million. Loan purchases were $18.4 billion versus $20.4 billion; loan fulfillment volume and fees were lower, while gain-on-sale results benefited from improved margins and a $6.9 million reduction in the representations-and-warranties liability.
- Total expenses decreased 19% to $41.8 million, largely reflecting lower correspondent loan fulfillment and origination activity. Net interest expense increased to $28.0 million as higher costs of financing servicing assets more than offset higher MBS yields and custodial placement-fee income.
- Total assets declined 6% from year-end, mainly from an $886.6 million decrease in MBS, partly offset by higher loans acquired for sale and MSRs. Shareholders’ equity was essentially unchanged.
Outlook, risks, and unusual items
- PMT provided no specific earnings or dividend guidance. Management cited an industry estimate that mortgage originations could increase from approximately $1.4 trillion in 2023 to $1.8 trillion in 2024, while noting that elevated rates continue to constrain mortgage production. PMT intended to keep selling a portion of conventional loans to PLS during 2024 to optimize capital allocation.
- Management identified interest rates, inflation, mortgage-market activity, home prices, borrower credit performance, prepayments, financing costs, and market liquidity as important uncertainties. A weaker economy or falling home prices could raise delinquencies, defaults, and losses on CRT assets, subordinate MBS, and loan-sale representations and warranties.
- PMT’s results are materially exposed to fair-value estimates. MSRs were carried at $3.95 billion; the filing’s sensitivity analysis estimates that an adverse 10% change in pricing spread or prepayment speed would reduce MSR fair value by approximately $96.1 million or $104.1 million, respectively. These are sensitivities, not forecasts.
- Repurchase financing is short term, collateralized, and subject to margin calls. Management said agreements maturing between quarter-end and the filing date had been renewed, extended, or replaced. Contractual long-term debt maturities include $968.4 million within twelve months of March 31, 2024, including $210 million of exchangeable notes due November 2024.
- PMT depends on affiliated PFSI entities for management, servicing, and fulfillment services; related-party expenses included $7.2 million of management fees and $20.3 million of servicing fees in Q1. No performance incentive management fee was recorded.
- The company reported a $19.5 million liability for loan-sale representations and warranties and $1.09 billion of commitments to purchase loans. Management said ordinary-course legal matters were not expected to have a material adverse effect and reported no material legal proceedings or material changes to risk factors.
- PMT said its disclosure controls were effective and there were no material changes in internal control over financial reporting. It also stated that it believes it qualifies as a REIT and must generally distribute at least 90% of taxable income to maintain that status.
Most important facts for investors to verify
- How much reported income is recurring and cash-based, given non-cash items of 354% of net investment income this quarter.
- Whether MSR valuations and hedge results remain offsetting under changing rate and prepayment conditions, and how sensitive earnings are to the Level 3 valuation assumptions.
- Near-term refinancing, renewal, collateral, and margin-call needs, especially the November 2024 exchangeable-note maturity and reliance on uncommitted repurchase capacity.
- Credit performance and loss exposure in CRT arrangements, subordinate securities, and loan-sale representations and warranties, including whether recoveries from correspondent sellers remain available.
- Dividend sustainability relative to cash generation, taxable income, leverage, and the REIT distribution requirement; the filing reports a $0.40 common dividend but does not provide forward dividend guidance.
- Related-party arrangements and PFSI’s operating and servicing performance, including the effects of affiliated loan sales and servicing agreements.
