- Investment loss improved to $195.4 million from $331.8 million in 2022, but the portfolio remained exposed to valuation volatility and illiquidity.
Outlook, risks, and unusual items
- 2024 guidance: diluted EPS of $3.49–$3.69 and adjusted FFO per diluted share of $9.37–$9.57, midpoint $9.47. Assumptions include year-end occupancy of 94.6%–95.6%, same-property NOI growth of 0.5%–2.5% (3.0%–5.0% cash basis), and renewal/re-leasing rent increases of 11%–19% (5%–13% cash basis).
- Management expects $1.95–$2.55 billion of 2024 construction spending, $250–$750 million of acquisitions, and $900 million–$1.9 billion of dispositions and partial-interest sales. The capital plan assumes $900 million of incremental debt at midpoint and depends on market access and asset-sale execution.
- The development pipeline is expected to generate $495 million of incremental annual NOI, primarily as projects stabilize from 2024 through 2027. Projects under construction and a near-term project totaled about 5.7 million RSF and were 60% leased or negotiating at year-end.
- Management cited increased competing laboratory supply, weaker leasing expectations than in recent years, higher financing and construction costs, and potentially lower property values as key risks. It warned that project delays or suspensions could reduce capitalized interest and increase reported interest expense.
- Other significant risks include tenants’ access to research funding and capital, lease renewals and tenant credit, concentrated coastal markets, climate and natural-disaster exposure, insurance availability, and cybersecurity. The company reported no cybersecurity threat or incident known to have materially affected it.
- Executive officer resignations led to $20.3 million of accelerated stock-compensation expense in 2023. The company also recorded significant real-estate and non-real-estate investment impairments. No material pending legal proceedings were reported.
