Changes versus comparable periods
- Q3 net income attributable to BXMT fell $73.7 million year over year; basic EPS declined from $0.60 to $0.17. The quarter included a $96.9 million CECL reserve increase, versus $12.2 million in Q3 2022.
- For the first nine months, net interest income increased $79.9 million year over year, primarily reflecting higher floating benchmark rates and a larger average loan portfolio. This was more than offset at the net-income level by a $111.8 million larger increase in CECL reserves and higher expenses; net income attributable to BXMT fell $47.3 million.
- Since December 31, 2022, net loans receivable declined from $24.69 billion to $23.25 billion, while the CECL reserve increased from $326.1 million to $463.4 million. Secured debt and CLO obligations also declined. Cash rose from $291.3 million.
- Q3 loan fundings were $440.4 million versus $1.03 billion of repayments and sales. During the nine months, the company repaid $220 million principal of its 2018 convertible notes and repurchased $33.4 million principal of senior secured notes, recognizing a $4.5 million debt-extinguishment gain.
Outlook, commentary and risks
- The filing gives no numerical earnings or portfolio guidance. Management describes continued uncertainty from inflation, higher interest rates, slower growth, market volatility and reduced credit availability.
- Management says higher rates can increase net income given the predominantly floating-rate portfolio, but can also pressure borrowers and property cash flows and raise default risk. A modeled 100-basis-point rate increase would raise annual net interest income, net of incentive fees, by approximately $29.9 million, assuming unchanged spreads, portfolio composition and performance.
- Management reported that borrowers were compliant with loan terms during Q3, with limited interest deferrals. However, three additional loans were impaired in Q3; interest accrual was suspended when collection was considered doubtful. All impaired borrowers were reported as contractually compliant as of quarter-end.
- Key exposures include commercial real estate values and property performance, particularly the office portfolio; borrower refinancing and repayment capacity; credit losses and the judgment-dependent CECL estimate; funding and capital-market access; foreign currency and counterparty risk; and the timing of $2.7 billion in unfunded loan commitments. The company reported no material legal proceedings and no material changes to previously disclosed risk factors.
