FY net interest income rose $113.6 million, principally due to higher floating-rate benchmarks and a larger average loan portfolio, partly offset by higher financing costs. The filing does not provide a clear consolidated net interest margin figure.
- Loan book: 203 investments; $25.16 billion principal balance on balance sheet and $26.81 billion total loan exposure, including $1.6 billion of non-consolidated senior interests. Weighted-average all-in yield was 3.84% on the balance sheet portfolio and 3.76% on total exposure; weighted-average origination LTV was 64.1% and 63.9%, respectively. Unfunded commitments were $3.81 billion.
- Portfolio mix: By total loan exposure, office was 40%, multifamily 24%, hospitality 18%, industrial 8%, retail 4%, and other 6%. International exposure was 31%.
- Credit reserves: Total CECL reserve increased $211.5 million during 2022 to $342.5 million, including a $326.1 million reserve against loans receivable and $16.4 million against unfunded commitments. The reserve was a principal driver of the GAAP earnings decline and Q4 loss; BXMT excludes CECL changes from Distributable Earnings under its stated policy.
- Debt and leverage: Year-end portfolio financing was $19.05 billion and corporate financing was $3.08 billion. Debt-to-equity was 3.8x (3.6x excluding CECL reserves); total leverage was 4.8x (4.5x excluding reserves). These ratios rose from 3.2x and 4.2x, respectively, in 2021.
- Cash flow: Net cash decreased $249.5 million in 2022, versus a $263.2 million increase in 2021. Investing activities used $3.25 billion and financing activities provided $2.61 billion. Cash dividends paid were $421.4 million.
Material changes versus FY 2021
- GAAP net income attributable to BXMT declined $170.6 million, while net interest income increased $113.6 million. The $251.4 million year-over-year swing in CECL reserve expense—from a $39.9 million reserve release in 2021 to a $211.5 million increase in 2022—more than offset higher net interest income.
- Loan principal balance grew from $22.16 billion to $25.16 billion; originations were $7.1 billion, fundings $7.2 billion, and repayments and sales $3.7 billion, for net fundings of $3.4 billion.
- Portfolio financing increased from $17.37 billion to $19.05 billion; corporate financing increased from $2.37 billion to $3.08 billion. Cash fell by $259.8 million, although reported liquidity increased, primarily reflecting greater available secured-facility capacity.
- Distributable Earnings increased to $489.8 million from $396.7 million, while dividends declared per share remained $2.48.
Outlook, risks, and unusual items
- Management commentary: Management described 2022 as a period of market volatility, inflation, rising interest rates, slowing growth, and geopolitical uncertainty. Higher rates can increase income on BXMT’s largely floating-rate assets, but also raise borrower debt service and may weaken property values and repayment capacity. No numerical earnings or dividend guidance is provided.
- Benchmark transition: As of year-end, 63.5% of aggregate loan principal had transitioned to a replacement benchmark or was not expected to require replacement; BXMT expected to transition the remaining 36.5% in 2023. Management noted uncertainty about the effects of benchmark changes and possible asset-liability mismatches.
- Credit and restructuring: Five loans with $929.1 million aggregate net book value had $189.8 million of specific CECL reserves. Income accrual was suspended on four loans after recovery of income and principal became doubtful. A New York City office loan with $193.6 million principal was modified in Q4, including reduced contractual interest, an incremental exit fee, and an extended maturity; it was deemed impaired and reserved. The filing states all borrowers were current with contractual terms at year-end, including interest payments.
- Funding and liquidity risks: BXMT had $3.8 billion of unfunded loan commitments, offset by $2.4 billion of committed or identified financing, leaving $1.4 billion net unfunded. Rising rates, credit deterioration, financing access, collateral calls, and refinancing needs could pressure liquidity and distributions.
- Other risks and items: Significant risks include commercial real estate weakness—particularly property cash flows and collateral values—high leverage, concentration, foreign currency exposure, competition, and conflicts arising from external management and Blackstone-affiliated transactions. The auditor identified CECL estimates, including macroeconomic assumptions and collateral valuations for impaired loans, as critical audit matters. No material legal proceedings were reported. Management and the auditor reported effective internal control over financial reporting.
Important facts for investors to verify
- Review the performance, collateral valuations, risk ratings, and recovery assumptions for the five specifically reserved loans and the Q4-modified office loan; assess whether further CECL provisions or realized losses may arise.
- Check the composition and availability of the reported $1.835 billion liquidity, the timing and funding needs of the $1.4 billion net unfunded commitments, and the maturity and covenant profile of borrowings.
- Track office and hospitality collateral performance, borrower interest coverage under higher rates, and changes in property values and refinancing availability.
- Reconcile GAAP earnings with Distributable Earnings and cash generation; assess the $2.48 annual dividend against future realized credit losses, liquidity, debt covenants, and REIT distribution requirements.
- Confirm completion and economic effects of the remaining benchmark-rate transition, and monitor leverage, dilution from equity issuance, and management-related conflicts and fees.
