Aging Population Boosts Healthcare REITs: Stocks to Watch

An updated edition of the Aug. 31, 2026 article.

The U.S. senior-housing market is showing signs of a structural recovery as rising occupancy, limited new construction and growing demand for specialized care reshape the healthcare real estate landscape. For investors, this creates an opportunity to look beyond traditional healthcare stocks and consider real estate investment trusts (REITs) that own or operate senior-living communities, assisted-living facilities and skilled-nursing properties.

The latest industry data support this shift. According to the National Investment Center for Seniors Housing & Care (NIC) report, senior-housing occupancy reached 90.4% in the third quarter of 2026, extending its recovery for a 21st consecutive quarter. Meanwhile, constrained construction activity has limited the addition of new inventory, potentially strengthening the pricing power of established properties in markets where demand is rising.

The longer-term opportunity is underpinned by population aging. The U.S. Census Bureau's August 2026 report projects that people aged 65 and older will account for 19.6% of the global population by 2060 compared with 10.5% in 2025. This shift is expected to increase the need for age-appropriate housing and a range of healthcare services.

However, the investment case is not without risks. Financing costs, labor expenses, operator credit quality and property valuations can influence returns even when underlying demand remains strong. Against this backdrop, Welltower WELL, CareTrust REIT CTRE and LTC Properties LTC offer distinct ways to participate in the senior-housing and healthcare real estate opportunity.

Healthcare REITs

Healthcare REITs own or finance senior-housing communities, skilled-nursing facilities, assisted-living centers and other healthcare properties. They generate income through rents, property operations or financing arrangements, with performance driven by occupancy, rental growth, operating costs, tenant quality and borrowing expenses.

According to the NIC, senior-housing occupancy reached 90.4% in the third quarter of 2026, with independent-living occupancy at 91.7% and assisted-living occupancy at 89.1%. Limited construction has further supported existing properties. NIC reported just 0.4% year-over-year inventory growth in the second quarter, with fewer than 16,000 units under construction.

However, higher financing costs, labor inflation, maintenance expenses and tenant credit risks remain important challenges. Investors should focus on REITs capable of converting improving occupancy and rental growth into sustainable funds from operations (FFO) and dividend payments.

Operators and Care-Focused REITs

Senior-care operators and healthcare REITs offer different ways to capitalize on aging demographics. The Ensign Group ENSG operates skilled-nursing, rehabilitation and senior-living facilities, making its results sensitive to patient volumes, reimbursement rates and staffing costs.

In contrast, Omega Healthcare Investors OHI and CareTrust REIT primarily own healthcare properties leased to independent operators. Their performance depends on rent collection, tenant financial health, lease structures and financing costs.

Growing demand for assisted living, memory care, rehabilitation and long-term care supports the sector's long-term outlook. Nevertheless, affordability constraints, staffing shortages and regulatory risks make financial discipline and asset quality essential to investment success.

3 Seniors & Aging Demographics Stocks in the Spotlight

Welltower: Welltower is one of the largest healthcare REITs, with senior housing, post-acute care and outpatient medical properties across the United States, Canada and the United Kingdom. Its senior-housing operating portfolio includes independent-living, assisted-living and memory-care communities.

WELL reported strong second-quarter 2026 results, supported by occupancy gains, rental growth and improved operating performance. According to the company's July 27 earnings release, normalized FFO increased 25% year over year to $1.60 per diluted share. Total portfolio same-store net operating income (NOI) grew 15.5%, while same-store NOI in its Seniors Housing Operating portfolio advanced 20.5%. Organic same-store revenue in that portfolio increased 9.2%, supported by 330 basis points of average occupancy growth and 5.2% growth in revenue per occupied room. Welltower also reported that $15.5 billion of pro rata gross investments had been completed or were under contract as of its second-quarter announcement, including transactions completed after quarter-end.

These figures indicate the company’s emphasis on expanding its senior-housing platform. Continued occupancy gains and pricing power could support further operating growth, although investors should assess acquisition pricing, financing requirements and the valuation already reflected in the shares. Welltower carried a Zacks Rank #2 (Buy). You can see the complete list of today’s Zacks #1 Rank (Strong Buy) stocks here.

CareTrust: CareTrust REIT is a self-administered healthcare REIT that owns skilled-nursing facilities, assisted-living communities and other healthcare-related properties. It leases these assets to independent operators under long-term agreements, generating rental income from essential care infrastructure.

CTRE's second-quarter 2026 results highlighted growth in its investment portfolio and funds from operations. In its August 2026 earnings release, the company reported net income of 38 cents per share and normalized FFO of 51 cents per share. Normalized FFO per share increased 19% year over year. CareTrust also reported approximately $899.6 million of investment activity completed during the quarter at a blended stabilized yield of 8.9%.

The company increased its full-year 2026 guidance, reflecting its investment activity and operating outlook. CareTrust carries a Zacks Rank #2 at present.

LTC Properties: LTC Properties invests primarily in seniors housing and healthcare properties in the United States, including assisted-living communities, memory-care facilities, independent-living communities and skilled-nursing centers. The company uses a combination of property investments, leases and financing arrangements to generate income.

LTC's last-reported second-quarter 2026 results reflected its ongoing shift toward a larger seniors-housing operating platform. According to its Aug. 5 earnings release, total revenue rose to $98.9 million from $60.2 million a year earlier, while core FFO was 68 cents per share, unchanged year over year.

The strategy could give LTC greater direct exposure to occupancy improvements and revenue growth across senior-housing communities. The stock currently carries a Zacks Rank #3 (Hold).
