CBRE Expands Industrious' Footprint at San Diego's Core Columbia

CBRE Group’s CBRE Industrious and GANMI are expanding their partnership at Core Columbia in downtown San Diego, reflecting growing demand for premium flexible workspace in the region. The companies plan to add approximately 27,000 square feet to the existing Industrious location at 401 W A St., doubling its total footprint to roughly 54,000 square feet. The expanded space, expected to open to members in June 2027, will include 305 office seats and 50 access seats, strengthening Industrious’ presence in one of San Diego’s key business districts.

Industrious is a wholly owned subsidiary of CBRE Group and serves as CBRE’s flexible workplace platform within its Building Operations & Experience business. Through Industrious, CBRE provides hospitality-driven, flexible office solutions for companies seeking alternatives to traditional long-term leases, complementing its broader property management, facilities management and workplace experience capabilities.

The Core Columbia expansion comes as San Diego continues to strengthen its position in sectors such as defense, artificial intelligence, life sciences and medical devices. According to the partners, strong sustained occupancy at the existing location and growing demand from startups and expanding companies supported the decision to double the workspace. Its downtown location also gives members convenient access to transportation, dining, cultural destinations and the wider San Diego business ecosystem.

GANMI also expects the property to play a role in strengthening Japan-U.S. business ties. The company sees potential for greater investment and collaboration between Japanese organizations and San Diego-based technology companies, particularly in advanced industries.

Technology and community-building are also central to the partners’ strategy. MCWHK, GANMI’s technology arm, plans to introduce AI tools, including Project Token, to help tenants improve productivity and collaboration, while GANMI is also hosting its first “Japan Omatsuri” at Core Columbia on Sept. 24, 2026. Together, these initiatives expand the property beyond traditional office space and support CBRE’s broader strategy of combining flexible workspace, building operations and workplace experience services.
