Net income allocable to common shareholders was $1.95 billion, or $11.06 per diluted share, versus $4.14 billion, or $23.50, in 2022. The prior-year result included a $2.13 billion gain on the sale of the PS Business Parks investment. • Operating performance: Self-storage NOI increased 7.8% to $3.20 billion. Same-store revenue and NOI each rose 4.7%; average same-store occupancy declined to 93.3% from 94.8%, while realized rent per occupied square foot increased 6.3%. Same-store operating costs rose 4.7%, including higher property taxes, marketing, and direct property costs. Same-store NOI margin before depreciation was 76.6%, unchanged.
  • Cash flow and investment: Operating cash flow was $3.25 billion, versus $3.12 billion. Investing activities used $3.54 billion, primarily for acquisitions, development, and capital spending. Cash and equivalents were $370.0 million at year-end, down from $775.3 million.
  • Debt and liquidity: Notes payable had a $9.10 billion carrying value ($9.15 billion principal) and a 3.1% weighted-average effective rate. The company reported $1.5 billion of revolving credit capacity, with $14.6 million of letters of credit and no borrowings at year-end. It expects approximately $450 million of retained operating cash flow in 2024 and plans to refinance $810.5 million of 2024 principal maturities.

Changes, outlook, and notable items

  • Same-store revenue growth slowed from 15.2% in 2022 to 4.7% in 2023 as demand softened, occupancy fell, and new-tenant rates declined. Management said weaker new-customer demand continued into early 2024, but expected it to stabilize; it anticipates 2024 same-store revenue to be similar to 2023.
  • The company acquired BREIT Simply Storage in September 2023 for approximately $2.2 billion in cash. The acquisition included 127 owned facilities and 25 third-party-managed facilities. Since the start of 2021, it acquired 470 facilities for $8.5 billion.
  • Development and expansion projects totaled $766.2 million, subject to contingencies, with $420.7 million remaining to complete, primarily over the next 18–24 months. Management generally underwrites new development to an approximately 8% stabilized NOI yield on cost; actual results depend on local conditions and supply.
  • Management expects 2024 retained operating cash flow of approximately $450 million. Planned 2024 spending includes about $180 million for maintenance capital expenditures, $150 million for the Property of Tomorrow program, and $100 million for solar installations. It expects higher depreciation expense in 2024.
  • Interest expense increased to $201.1 million from $136.3 million, reflecting new debt and higher rates on variable-rate notes. The company recorded a $51.2 million foreign-currency loss in 2023, compared with a $98.3 million gain in 2022.
  • Key risks include weaker demand and occupancy, competitive supply and pricing pressure, inflation and property-tax increases, high interest rates and refinancing costs, natural disasters and climate-related exposure, regulatory changes, and cybersecurity or technology disruptions. California properties generated about $821.2 million of 2023 NOI; management cited potential property-tax exposure if Proposition 13 protections change.
  • The Simply Storage acquisition and other property purchase accounting involved significant valuation estimates. The company disclosed an immaterial correction to prior-period presentation that did not affect net income or the balance sheet. Management said legal contingencies were not expected to result in material loss; it reported no material cybersecurity incidents known at year-end.
