What You Need to Know Ahead of Digital Realty Trust’s Earnings Release

Based in Austin, Texas, Digital Realty Trust, Inc. (DLR), with a market capitalization of approximately $66.2 billion, is a global data center company operating more than 300 facilities across 55+ metros on six continents. The company provides data center space, connectivity and digital infrastructure that supports enterprise workloads, cloud services, AI applications and other data-intensive technologies.

DLR is set to report its Q3 earnings on Thursday, October 29, 2026, after the market closes. Ahead of the release, analysts expect the company to report diluted EPS of $1.98, up 4.7% from $1.89 in the year-ago quarter. Moreover, DLR has exceeded Wall Street’s EPS estimates in each of the past four quarters, highlighting its consistent earnings performance.

For fiscal 2026, analysts expect DLR to report EPS of $8.40, up 13.7% from $7.39 in fiscal 2025. Moreover, EPS is projected to grow another 7.9% year over year to $9.06 in fiscal 2027.

DLR stock has risen 2.8% over the past 52 weeks, underperforming the S&P 500 Index ($SPX), which gained 15%, but outperforming the State Street Real Estate Select Sector SPDR ETF (XLRE), which declined 2.6% over the same period.

Digital Realty’s outperformance has been supported by strong investor enthusiasm for data-center REITs amid the artificial intelligence boom. More recently, on September 30, the company announced that Blackfuel selected its BCN1 data center in Barcelona to deploy and scale an AI inference platform using liquid-cooled infrastructure and AMD GPUs. The platform integrates with Digital Realty’s ServiceFabric connectivity platform, which spans more than 800 data centers worldwide, strengthening DLR’s positioning in AI infrastructure. Following the announcement, DLR shares rose marginally in the next trading session.

Analysts remain bullish on DLR, with the stock carrying a consensus “Strong Buy” rating. Among the 35 analysts covering the stock, 26 recommend a “Strong Buy,” two rate it a “Moderate Buy” and seven suggest a “Hold.” Meanwhile, the average price target of $220.71 implies potential upside of 23.6% from the current share price.
