Net income was supported by net interest income of $213.6 million, up from $32.1 million, largely reflecting interest earned on cash. Selling and marketing expense increased 44.7% to $989.9 million, including advertising expense of $549.6 million versus $305.7 million in 2022. The allowance for credit losses rose to $23.2 million from $12.2 million; credit loss expense was $35.0 million versus $18.3 million.

Revenue by service: Multifamily grew 22.6% to $914.2 million; CoStar rose 10.5% to $925.2 million; LoopNet rose 14.7% to $264.8 million. Residential revenue fell 37.4% to $46.1 million, primarily following discontinuation of certain products. Other marketplaces declined 3.0% to $133.8 million. Annualized net new subscription bookings were approximately $286 million, compared with $305 million in 2022; renewal rates were about 90%, unchanged from 2022.

Liquidity, debt and cash requirements

Cash and cash equivalents were $5.216 billion at year-end, compared with $4.968 billion in 2022. Net cash used in investing activities was $238.6 million, including $99.6 million for acquisitions and $117.5 million for Richmond campus construction. Net cash used in financing activities was $3.7 million; the prior-year figure included $745.7 million of net equity offering proceeds.

Long-term debt was $1.0 billion principal, consisting of 2.8% Senior Notes due 2030; no amounts were drawn on the $750 million revolving facility. CoStar reported $196 million of future Senior Notes interest payments, including $28 million due within 12 months. Management said cash, operating cash flow and capital-market access should meet requirements for the next 12 months and beyond.

Changes, outlook and risks

  • Revenue growth accelerated at Multifamily, driven by more listed properties and renewal pricing; CoStar and Information Services growth slowed. Operating income fell substantially as investment spending outpaced revenue growth.
  • For 2024, management expects CoStar growth to be broadly consistent with 2023, Information Services growth to slow, Multifamily growth to moderate, LoopNet growth to slow, Residential revenue to increase, and Other Marketplaces revenue to be broadly consistent. These are qualitative expectations, not numeric guidance.
  • CoStar began selling new Homes.com subscription memberships in February 2024 and plans substantial residential marketing and sales investment. Management expects 2024 investment in research, sales, marketing and facilities to reduce net income and potentially cash on hand versus 2023.
  • The Richmond campus expansion is expected to be substantially complete in the first half of 2026. Estimated total cost, net of expected incentives, is $450–$600 million; approximately $385 million of cash spending was expected in 2024. The company had paid $128 million and committed a further $437 million as work proceeds.
  • In February 2024, CoStar completed a $340 million Arlington, Virginia office-building and land purchase using cash on hand.
  • Key risks include commercial real estate weakness and high interest rates, subscriber cancellations and customer credit deterioration, competition and execution of the Homes.com strategy, acquisition integration, data accuracy and listing access, privacy and cybersecurity, and construction costs. Management reported no material cybersecurity incident in the prior three years. Litigation was not expected by management to materially affect the company, though outcomes remain uncertain.

Most important facts for investors to verify

  • Whether Homes.com investment translates into sustainable traffic, agent subscriptions and revenue relative to its marketing and development costs.
  • Whether margins recover as the company’s elevated advertising, staffing and technology investments continue.
  • Trends in subscription bookings, renewal rates, receivables, credit-loss provisions and customer payment behavior.
  • Cash needs and actual construction costs for the Richmond campus and Arlington property, including the conditions attached to Virginia tax incentives.
  • OnTheMarket integration progress and the final purchase-price allocation, which was preliminary at filing.
  • Debt covenants and liquidity: the filing reports compliance and no revolver borrowings at year-end, but the facility matures July 1, 2025.
