Financial performance and condition
- Revenue: $319.4 million, up 3% from $309.9 million in Q1 2023. Net premiums earned were $235.9 million, up 1%; net investment income rose 18% to $69.2 million, mainly reflecting higher investment yields and balances. Services revenue was $12.6 million, versus $11.0 million.
- Profit: Pretax income was $198.6 million, down from $204.0 million; net income was $152.4 million, down from $157.8 million. Diluted EPS was $0.98, unchanged year over year. The net premium yield was 34.6 basis points versus 35.4 basis points.
- Cash flow: Operating cash flow was $51.0 million, compared with $116.8 million in Q1 2023. Investing cash outflow was $73.4 million, and financing cash inflow was $31.1 million. Cash and restricted cash ended the quarter at $28.8 million. Management attributed lower operating cash flow primarily to increased net purchases of mortgage loans held for sale.
- Debt and liquidity: Senior notes had a $1.513 billion carrying value and secured borrowings totaled $207.6 million at quarter-end. Radian issued $625 million of 6.2% notes due 2029 and redeemed all $525 million principal amount of its 6.625% notes due 2025, recognizing a $4.3 million extinguishment loss. The $450 million notes due October 2024 remained outstanding. Holding-company available liquidity was $1.1 billion; including its undrawn $275 million revolver, total liquidity was $1.4 billion. The holding-company debt-to-capital ratio was 25.4%, versus 24.4% at year-end 2023.

It paid a $100 million ordinary dividend to Radian Group during the quarter.
Material changes versus Q1 2023
- Investment income increased, but net gains on investments and other financial instruments fell to $0.5 million from $5.6 million.
- Net income declined despite higher revenue, reflecting a smaller favorable reserve release, increased interest expense (including the debt extinguishment loss), and lower investment-related gains. Interest expense increased to $29.0 million from $21.4 million.
- New primary insurance written increased 2% to $11.5 billion. New primary defaults rose 11% to 11,756; management attributed the increase mainly to portfolio seasoning, not deteriorating credit performance. Defaults in inventory ended at 20,850, compared with 20,748 a year earlier.
- The company increased its quarterly dividend from $0.225 to $0.245 per share and repurchased 1.8 million shares for approximately $50 million. A revised segment presentation now reports one segment, Mortgage Insurance, with other businesses in All Other; prior-period segment information was recast.
Outlook, commentary and risks
- Management described first-quarter housing and credit conditions as generally favorable. Elevated mortgage rates support persistency and investment income but constrain refinancing, new insurance written and transaction volumes in some other businesses.
- Management cited industry forecasts of approximately $1.8 trillion in 2024 mortgage originations and estimated the 2024 private mortgage insurance market at approximately $300 billion, the lower end of its expectations at the start of the year. These are market estimates, not company earnings guidance.
- Management expects higher persistency to support insurance in force, while constrained housing supply and home-price appreciation have supported borrower equity, cures and favorable reserve development. The company cautioned that future outcomes depend on interest rates, housing and employment conditions, mortgage volumes, portfolio credit performance and regulatory developments.
- Radian reported $478.3 million of gross unrealized losses on available-for-sale securities, primarily attributed to non-credit factors; management said it had the intent and ability to hold the securities until recovery of amortized cost. Market value remains exposed to interest-rate and credit-spread changes.
- Risks include meeting PMIERs and state capital requirements, the availability of subsidiary dividends, reinsurance counterparty performance, mortgage loan financing and liquidity needs, legal and regulatory matters, and execution of growth initiatives. Management said pending legal matters were not expected to materially adversely affect consolidated results or financial condition, while noting outcomes are uncertain. The company was in compliance with debt covenants and applicable stated capital requirements at quarter-end.
